답답한 도시를 벗어나 자연을 만끽하면서 쾌적한 전원생활을 꿈꾸는 이들이 많다. 하지만 비싼 타운하우스나 전원주택을 구매하자니 주머니 사정이 넉넉지 않고, 직접 전원주택을 짓자니 어디서부터 어떻게 시작해야 할지 막막하기만 하다. 이러한 가운데 최근 전원주택 부지를 먼저 구입해 놓고 원하는 때에 원하는 규모와 방식으로 자기만의 단독주택을 지으려는 실용적인 수요자가 늘고 있다. 특히 건축자재비와 인건비가 오르고, 금리 인상으로 경제적 부담이 커지면서 이러한 수요는 더욱 늘고 있는 추세다.

부동산개발 전문기업 산들마을(주)(대표 박준회)이 여주 남한강과 세종대왕릉이 가까운 세종대왕면 왕대리에 ‘여주산들마을’ 전원주택지를 분양한다고 밝혔다.

 

지난 2021년 12월 설립된 산들마을(주)는 첫 번째 사업으로 여주시 세종대왕면 왕대리 692-31, 32, 39번지(능서로 298-14), 16,962㎡(5,138평) 필지를 전원주택지로 개발해 분양 중이다.

 

여주 왕대리 산들마을 전원주택지는 전원주택 건축에 필요한 인·허가와 모델하우스 건축, 도로 공사, 상하수도, 전기 통신 설비 공사 등을 완료하고, 작년 6월 1차 분양에 이어 현재 2차 분양을 진행 중이다.

Sandul Maeul, a property developer, has started second round of selling the patches of land for country house in Yeoju Sandul Maeul, an official said.

 

Founded in December 2021, Sandul Maeul turned a 16,962㎡ land on 692-31, 32, 39 Wangdae-ri, Sejongdaewang-myeon, Yeoju-si (298-14 Neungseo-ro) into a rural residential area and is selling the patches.

 

All necessary licenses alongside a model house, roads, water supply, sewage, electricity and communication facilities are done. The first round of selling took place June last year and the second round is open now.

◇편리한 교통·쾌적한 주거 환경

여주 산들마을 전원주택지는 서여주에서 3.8km 거리에 위치해 있어 자동차로 5분 거리다. 북여주IC·홍천이포IC에서 제2영동고속도로와 연결되고, 제2외곽순환도로가 개통되면 서울춘천고속도로와 화도IC에서 연결돼 서울 동북부로 이어진다. 서울양평고속도로도 착공 예정이어서 양평IC에서 서울 송파로의 이동도 편해진다.

 

또 경강선 전철 세종대왕릉역에서 4km 정도 거리로 전철을 타고 분당 이매역을 거쳐 43분이면 판교역에 도착할 수 있다.

 

박준회 여주산들마을 대표는 “이곳은 주변에 축사나 공장이 없어 공해나 소음, 냄새로 인한 불편함이 없다. 물류센터 등도 없어 교통량이 많지 않고 조용한 전원생활을 만끽할 수 있다”며, “토지 구입 전 이곳에서 살다시피 하며 주거지로의 적합성을 직접 검증했다"고 설명했다.

 

천혜의 자연환경을 갖춘 여주산들마을 전원주택지는 주변에 여주 남한강이 흐르고 있고, 뒤쪽으로는 야트막한 임야와 시야가 탁 트인 완만한 평지에 햇살도 잘 들어 뛰어난 주거환경을 자랑한다.

The site is 3.8km apart from West Yeoju and it takes 5 minutes by car. The North Yeoju IC and Hongcheon Ipoh IC is linked to the 2nd Yeongdong Expressway. If the 2nd Outer Ring Road opens, Hwado IC can be linked to the Seoul-Chuncheon Expressway for entry to Northeast Seoul. The Seoul-Yangpyeong Expressway also is scheduled to be built and Yangpyeong IC can make entry to Songpa, Seoul easy if completed.

 

The site is around 4km away from Sejongdaewangneung Station and the subway takes you to Pangyo Station in 43 minutes.

 

Park Jun-hoe, CEO of Yeoju Sandul Maeul, says, “There are no cattle farms, factories and distribution bases to make pollution and noise around the site. So you can lead a quiet life. I myself have lived here before purchasing the land and I can say it is suitable for residence.”

 

Around the site flows the Namhan River and the back of the site are low forests and rolling plains with abundant sunshine.

◇인허가 준비·기반 시설 완비

여주 산들마을 전원주택지는 전원주택을 짓는데 필수적인 상·하수관, 전기·통신선 설치 공사가 마무리됐고, 도로 콘크리트 아스콘 포장, 도로 경계석 설치 작업도 완료된 상태다.

 

인허가와 택지 조성이 끝나 전원주택지는 지난해 6월 1차 분양을 시작해 8필지 중 7필지가 판매 완료됐다. 현재는 다양한 크기의 필지로 구성된 2차 분양을 진행 중이다.

 

박준회 대표는 "현재 대지조성 사업을 완료하고 모델하우스 등 다양한 기반 시설이 완비된 상태로, 도로와 대지 등을 구분해 소유권을 이전하는 방식"이라며, "토지를 먼저 구입하고 건축은 토지주가 원하는 때에 원하는 방식으로 진행할 수 있다"고 밝혔다.

 

여주 산들마을 전원주택지는 평당 120만원 정도의 가격에 분양하고 있다.

 

이 주택지는 3단계의 완만한 계단식으로 만들어 급격한 경사지로 인한 불편함이 없고 앞뒤로 주택이 빼곡히 들어서는 갑갑한 주거환경이 아닌 높은 시야성을 확보했다.

 

또 전원주택지 주변에는 남한강 천혜의 자연을 배경으로 북성산, 황학산 수목원, 세종대왕릉과 명성황후 생가, 신륵사 등이 있고, 여주CC 등 골프장과 리조트, 박물관 등 문화·레저시절이 많아 취미생활을 즐기기에도 적합하다.

Park says, “We separate roads and land to transfer ownership. In other words, you buy a patch first and build a house the way you want later.”

 

The patches are sold at 1.2 million won per 1.8 square meters.

 

The site is terraced in 3 levels and secured a good distance between houses and also high visibility

Bukseong Mountain, Hwanghak Mountain Forest, Tomb of King Sejong the Great, Birthplace of Empress Myeongseong, Silleuk Temple, Yeoju CC, resorts and museums are nearby for leisure activities.

◇저렴한 가격 장점…투자가치 매력적

최근 전원주택단지로 각광 받는 여주 지역은 대형 공장 단지와 물류센터가 드물고 서울에서 가깝다는 장점이 있다. 땅값이 많이 오른 용인이나 이천, 양평보다 상대적으로 저렴하게 토지를 구매할 수 있어 매력적인 투자처로 주목받고 있다.

 

향후 수도권 제2순환고속도로가 개통되면 접근성이 상승할 것으로 전망돼 부동산 가치 상승에 대한 기대감이 높아지고 있다.

 

박준회 대표는 "양평에 전원주택을 직접 짓고 전원생활을 하면서 느꼈던 장단점과 주변 전원주택 단지 개발 현장을 보면서, 직접 부동산을 구입하고 택지를 조성해 전원주택지를 개발해야겠다는 생각에 사업을 시작하게 됐다"고 말했다.

Yeoju is rising as a promising country house investment destination for rare factories and distribution bases, cheaper land price than Yonin and Icheon, and close proximity to Seoul.

 

If the 2nd Ring Road is open, it will add more value to accessibility and thus expected is price rise in real estate in the region.

 

Park says, “I built and lived in a country house in Yangpeyong. I observed how a country house complex is built and I thought I could do better. So I started my business.”

박준회 대표는 전원주택지 선택 시 주의할 점에 대해서도 안내했다.

 

1. 전원주택지를 선택할 때는 많은 발품을 팔고 꼭 현장을 가보는 등 현지답사를 해야 한다고 강조했다.

 

2. 한 번에 많은 돈을 투자하기보다는 땅을 먼저 사고 천천히 집을 짓는 것도 좋다. 토지에 도로가 있고 상하수도 전기통신 시설 등이 완비된 곳인지도 확인할 필요가 있다.

 

3. 집을 지을 때는 베란다, 다락, 통창 등을 만들기보다는 꼭 필요한 부분만 실용적으로 설계하는 것을 추천했다.

 

4. 또 인터넷등기소에서 건축물대장 등 등기를 확인해 토지 소유주가 여럿이거나, 시행·시공·분양업자 등 이해 관계자가 많은 전원주택지는 피해야 한다고 덧붙였다.

 

박준회 대표는 "집은 바로 삶 그 자체"라며, "그런 면에서 아파트보다 단독주택에서 사는 것을 추천한다"고 말했다.

1. You must visit the site to see with your own eye.

2. Buy a patch of land first and built a house later. Make sure that roads are built around the site and convenient facilities are done already.

3. When designing a house, only the necessary parts should be included rather than thoughtlessly add verandas, attics, floor-to-ceiling windows, etc.

4. Avoid the site where a number of stakeholders are involved. You must visit the registry office to check the building registers, etc.

 

Park says, “When it comes to life, I recommend you to live in a house rather than an apartment.”
